Landlord Service JAMMS Properties provides a landlord service. We offer two levels of service plus additional services listed and explained below.
The Letting Process The letting process starts with a property valuation that is free of charge. There are a number of safety regulations that landlords must comply with these include gas safety on all gas appliances and electrical equipment together with furniture and furnishing that is to remain in the property.
Once the landlord has signed the confirmation of instruction we will start marketing the property. It is important that you present your property in its best light, as first impressions are important.
Viewings will be arranged at convenient times with your self or with existing tenants. Once a suitable tenant has been found and terms have been agreed we will carried out reference checks.
Once the references have been checked and approved by you we will prepare the tenant agreements. Before the tenancy starts a detailed inventory should be prepare for the tenant to sign and check when checking in to the property.
Before the keys are handed over to the tenant the tenant agreements, inventory must be signed and we will collect the first months rent and the security deposit from the tenant. Once all funds are cleared and all paperwork is sighed will the keys be released for the property?
Levels of Landlord Service available: Tenant Introduction only (letting only) This is for experienced landlords. This service includes: Market valuation of property Marketing of the property Arrangement of all view & accompanied viewings when required Negotiating offers and rent details Taking a holding deposit (if required) Full referencing providing including a credit check and report provided to you Arrangements of signing tenancy agreement, handing over keys and inventory. Receipt of initial payment and transfer via BACS to landlords Our fee for this service is 2 weeks rent for a six-month contract.
Full Management Landlords who require their property taken care of and managed by prefer this service. This includes: Market valuation of property Marketing of the property Arrangement of all view & accompanied viewings when required Taking a holding deposit (if required) Arrangement & preparation of the inventory and check in/out service Full referencing providing including a credit check and report provided to you Arrangements of signing the tenancy agreement & handover of keys Receipt of initial payment and transfer via BACS to landlords Routine property inspections during the tenancy Arrangement of tenancy renewals Deposit reconciliation Our fee for this service is 10% of the rental figure per month.

Preparation of the Tenancy Agreement We will prepare the tenancy agreement (2 copies) & obtain landlord & tenant(s) signatures. We use an Assured Short hold Agreement normally 6 or 12 months. We can add in any special conditions the landlord requires. Our fee for this service is £60.
Extension of the Tenancy Agreement & Obtaining signatures Our fee for this service is £30.
Inventory Service We will comply a detailed inventory listing all the contents and condition of the property. Two copies of the inventory will be provided. We video and take pictures of the condition of the property. Our fee for this service is £50.
Check Out Service We will visit the property of the check out date when the tenant is ready to leave the property and hand back keys. We will use the inventory to check the contents and condition of the property. We will note any damages and alterations to the property and take meter readings. We will then on the landlords instruction sort out deposit returns. Again we take video & pictures of the condition of the property at the end of the tenancy. Our fee for this service is £50.
Refurbishment & Redecoration service We offer a refurbishment service that provides a complete solution to improving and refurbishing your property.
This service is flexible & provides a range of services such as: Redecoration service Replacement of kitchens and bathrooms Electrical and plumbing Central Heating Building Works Gardening New windows, doors and locks Professional cleaning service
