Tenant Information
The first thing you must do is register your details with us. This ensures that you will be informed of any new properties becoming available. We do not charge tenants administration fees. To register with us click on ‘Register for a property’.

Once you have registered we can start to match your requirements with our properties, then arrange a convenient time for you to view them.

Tennant Referencing

Once you have decided on the property you wish to let we us an independent company to take up references. All information given is treated as highly confidential.
The reference application form covers the following areas:
  • Personal Details
  • Current Address
  • Current & Previous Employment Details
  • Employers Reference
  • Previous Landlord Reference
  • Character Reference
  • Bank/Building Society Details
  • Financial Reference (a credit search is carried out on each applicant)

Students would be asked to provide details of suitable guarantors (usually parents or guardians).

Once the details have been finalised and we have receive the references back we will arrange to meet and sign the tenancy agreement and collect the necessary monies (one months rent in advanced and equivalent of five weeks rent as a security deposit –this has to be paid in full by Bankers Draft or Building Society Cheque. Cash or Personal Cheques are not accepted), prior to the release of keys.

Tenancy Agreements
We use an Assured Short-hold Tenancy Agreements, normally 6 or 12-month agreements which can be renewed.

Inventory of Furnishings and Effects

With all our properties a detailed inventory is produced, whether the property is part or fully furnished. This lists all the items in the property and its condition when you move in and this is used when you leave the property at the end of your tenancy.

Rent Collection
Your payment date and method will be agreed and outlined in your tenancy agreement. Normally an electronic transfer to the appropriate bank account is set up.

Renewal Tenancy Agreements and Formal Notices
We will always advise you when your tenancy is due for renewal and draw up new tenancy agreements. Should you wish to end your tenancy than you must give a months notice in writing, this must be in line with your tenant agreement i.e. one month before your renewal date.

Maintenance
Any damage, defect or repairs affecting the property or any of its contents must be reported immediately to us.

Garden
Any garden attached to the property should be left well tended and maintained.

Check In & Check Out
We provide a check in & check out service Monday to Sunday at a convenient time. At the end of your tenancy you are required to leave the property in a clean state and in good repair and leave any furnishing, fittings and effects in the rooms in which they were found at the beginning of the tenancy. Deductions will be made from the security deposit for any breakages, damages or cleaning incurred by the tenant(s).

Insurance
You are responsible for taking out your own contents insurance to cover your personal contents in the property.

Utilities
You are responsible for the payment of Gas, Electricity, Water, Telephone, TV Licence and Council Tax. Once you arrive at your new home you will need to register with various companies and supply them in with meter readings.
